- • Full Cost Analysis and Plan Review
We provide an in-depth review of project costs, schedules, construction contracts, and construction plans to identify risks prior to the closing of construction loans. Our analysis includes a detailed review of construction hard costs based on the full line item breakdown of typical construction elements. Our findings are presented in a clearly outlined report focusing on the key areas of a construction project.
- • Cost Review Memo
Similar to our Full Cost Analysis and Plan Review, our Cost Review Memo identifies risks based on a review of the project costs. For smaller scale projects, our Cost Review Memo focuses on a higher level scope and cost analysis to determine the adequacy of the construction budget. Often useful on land development projects to review costs on a per lot basis when a detailed line item breakdown may not yet be available.
- • Construction Status Report and Draw Monitoring
We provide monthly construction monitoring and review of construction draws to verify work in place is in agreement with the disbursement of loan funds. Based on observations during regular site visits, we are able to identify any issues with the project scope, budget, and schedule early in order to mitigate overall risk to the project. Monthly reports can also include verification of offsite stored materials. As all projects are unique, the scope of documentation review can be tailored to specific needs, and can include review of General Contractor and sub-contractor level Applications for Payment, lien waivers, invoices, and change orders.
- • Progress Site Review
For projects that may not submit regular draws or detailed requests for payment, we provide regular progress reports monthly or as needed. Often used for land development and residential construction, including single family homes or full sub-divisions. Our progress reports provide a project completion percentage to enable the tracking of loan funds requested as compared to the status of work in place.
